DDA Nagrik Awaas Yojana 2026: 1,287 New HIG and MIG Flats in Narela Offered at 25% Discount

In a major move to enhance the availability of affordable housing in the capital, the Delhi Development Authority (DDA) has announced the addition of 1,287 new flats under the ongoing DDA Nagrik Awaas Yojana 2026.

Located in Pocket 3 and 4 of Sector A1-A4 in Narela, these newly offered High-Income Group (HIG) and Middle-Income Group (MIG) flats present a lucrative opportunity for homebuyers. Most notably, the DDA is offering these properties with a flat 25% discount on the disposal price to promote affordability and accessibility across Delhi-NCR.

This latest housing push follows the overwhelming response to the DDA Karmajeevi Awaas Yojana flats sold in Narela earlier this year, signaling a rapid infrastructural transformation in the sub-city.

Flat Specifications and Discounted Pricing

The new inventory comprises 497 HIG flats and 790 MIG flats. The allotment will be executed strictly on a First-Come-First-Serve (FCFS) basis through the official DDA online booking portals.

Here is the exact cost and space breakdown after applying the 25% discount:

MIG Flats: The discounted price for Middle-Income Group flats ranges from approximately ₹73.02 Lakhs to ₹81.96 Lakhs. These units feature spacious plinth areas ranging from 126.10 to 140.21 square meters.
HIG Flats: The discounted price for High-Income Group flats ranges from approximately ₹96.86 Lakhs to ₹1.16 Crores. These premium models scale up to 186 square meters in total area.

Note: The standard token booking amount required to freeze an inventory slot on the portal is fixed at ₹4 Lakhs for MIG and ₹10 Lakhs for HIG. Maintenance charges, conversion charges, and water connection charges will be demanded separately at the time of issuance of the Demand-cum-Allotment Letter.

Booking for these flats will officially commence on Friday, August 28, 2026, at 12:00 Noon. Interested buyers must register and book their flats exclusively through the official DDA e-Services Portal. The housing schemes operate under the regulatory guidelines set by the Ministry of Housing and Urban Affairs (MoHUA).

Individuals who have already registered for any existing FCFS scheme of the DDA housing department are fully eligible to book a flat under this specific phase without needing to complete the registration steps again.
